Meet Brian Mickelson

Brian came to Arkansas at the age of 18 while fulfilling the roll of a crew chief on C-130 Hercules aircraft with the United States Air Force. After visiting a relative in Rogers, he became smitten with the northwest corner of the state and moved there after being honorably discharged from the military. He continued working with aircraft in civilian life as an FAA certified mechanic.

The lure of the building trades called to him, and he embarked on a career of home construction, repair, remodeling and inspection. After working the trades for many years, Brian took a job at a laboratory that tested consumer products, but continued construction and remodeling in his spare time.

After moving to Colorado and then Wyoming to be around his siblings, he and his wife have moved back to Northwest Arkansas to work full time as a state registered home inspector and spend some quality time with his children and grandchildren.

What is the benefit of having a home inspected?

A good home inspection will determine the condition, function, and safety of a property. Usually, an inspection is performed to accommodate the purchase of a home and provides important information about the property so interested parties can make an informed decision. If a property is inspected prior to listing it for sale, the inspection can identify perceived issues and correction can be made to enhance the marketability of the property. Additionally, an inspection can provide maintenance information to the current resident of a home for the purposes of general upkeep.

What gets inspected?

The normal inspection consists of a non-invasive, limited visual inspection of the house and main garage to include safety and functionality assessments of systems and structures. Additional features, structures and systems may be added to the inspection.

How much does a home inspection cost?

Home inspection costs can vary depending on the size and age of the home.  Additional considerations can include foundation type and the location of the property to be inspected.  Average fees in Northwest Arkansas are approximately $350.

How long does an inspection take?

An average home normally takes 3 to 4 hours to inspect, plus additional time to process the physical report.  Times can vary depending on the size, condition, and physical characteristics of the home.

Should the client be present for the inspection?

It is always preferable for the client to be present at the inspection or at least the end.  A good inspector will want to review any issues with the client while on site so that a complete understanding of those issues can be achieved.

What happens if a property were to “FAIL” an inspection?

Inspectors do not “FAIL” a property.  The function of an inspector is to provide information to the client so they can make decisions pertaining to the inspected property.

What “qualifies” a home inspector in the state of Arkansas?

Performing home inspections in the state of Arkansas requires that the inspector meet the requirements of and be registered with the Arkansas Home Inspector Registration Board.  Registration entails training for and passing the national home inspection exam and state exam for procedures and ethics, as well as passing background checks.  Additional requirements include current insurances and ongoing training.
